Open your front door to shopping, dining & entertaining
Imagine coming home to a well-appointed one or two-bedroom residence – and then stepping outside to find the finest in shopping, dining and entertainment. This mixed-use concept will appeal to professionals looking for an active lifestyle with onsite amenities, as well as discerning empty nesters ready to downsize.
Importantly, the project creates 143 units of affordable housing mixed throughout the different residential buildings, including the townhomes.
Transforming Underutilized Retail into residential
New residential units will replace the former Sears location and surface level parking. In the event Macy’s and Kohl’s choose to leave, more relevant retail and housing could also be slated to replace them.
These evolving upgrades will make Northgate Town Square one of the most desirable destinations in Marin County.
We’re teaming with EAH Housing to develop and manage 96 affordable units upon 2 acres that will be delivered “ready-to-build” during Phase 1. In Phase 2, 51 additional affordable units will be dispersed within the remaining housing market-rate units. The combination of a land dedication and inclusionary units for the affordable program offers a hybrid approach at Northgate that goes far beyond the required affordability levels of the development.
The benefits of this partnership include:
Providing a deeper level of affordability (under 60% Area Median Income) that exceeds City criteria
Ensuring faster initial construction vs. waiting for entire project buildout
Preserving affordable housing in perpetuity
Offering extra benefits such as job training, expanded youth programs, after-school study help, plus financial and tech training via onsite learning centers
