Dear Community Members,
After an extended period of behind-the-scenes work, we are finally nearing the point where visible activity will begin toward the creation of Northgate Town Square.
Since our project approvals, we have been heads down on completing construction materials, working through the permitting process, and engaging in leasing discussions with potential tenants. Below are some updates on where things stand in the process:
Upcoming Demolition & Infrastructure Activities
In early 2026, we will begin demolition of the former Sears buildings to make way for the first phase of the project.
In advance of the work, we finalized an agreement for the Restoration Hardware Outlet to relocate into the former Kohl’s building. The RH Outlet was previously on the first floor of the former Sears building. Under the new agreement, they have re-opened and are now occupying both floors of the former Kohl’s space, where they will continue operating until Phase 2 of the redevelopment gets underway.
The initial phase of the construction will be limited to the southern portion of the site (surrounding Sears), where the redevelopment plan includes new townhomes. In addition to the demo, we will be conducting site infrastructure work – such as utility installation and internal circulation improvements – to prepare this area for the future residences.
The construction process will follow a detailed work and safety plan developed in close coordination with the City of San Rafael. During this phase, certain areas of the southern end of Northgate will be closed off, while the remainder of the existing mall will remain open and operational during construction.
We will provide additional details on the timing of these activities as we get closer in the coming months.

Ongoing Leasing Efforts
At the same time, we continue to advance the retail and placemaking components of the redevelopment plan.
We are in active negotiations with several prospective tenants for some of the site’s vacant outer buildings and the new commercial buildings that are part of the redevelopment plan. We expect to have more to share with the community in the coming months.
We know this process is lengthy and appreciate the patience of so many community members. Soon you will begin to see the start of the next chapter of Northgate Town Square and we look forward to sharing new information as the process unfolds.
